Accessibility Statement for Irton Manor

This statement aims to give an honest and practical overview of access at Irton Manor. The property is a historic country house built in 1910, and while we’ve modernised many areas, it does still have limitations when it comes to accessibility.


At a Glance

  • Not wheelchair accessible – there are steps throughout and all bedrooms are upstairs.
  • Sleeps up to 18 guests when the North Wing is included (12 in the main house + 6 in the North Wing).
  • All bedrooms and main bathrooms are on the first floor. Only 2 WC on ground floor, plus 2 shower rooms in the pool.
  • Swimming pool access is by steps only – no hoist is available.
  • Gardens and grounds feature ponds, uneven paths and steps, making some areas unsuitable for guests with limited mobility or unsupervised children.
  • Assistance dogs are welcome.

Pre-Arrival

  • Nearest train stations: Seamer (~3 miles) and Scarborough (~3 miles, with taxis available).
  • Accessible taxis can be booked in advance.
  • Supermarkets: Morrisons (3 miles) and a smaller supermarket in Seamer (~1 mile).
  • Grocery delivery is available from major supermarkets.

Arrival & Parking

  • Electric gates at the entrance, operated by code or remote.
  • Parking for up to 6–8 cars on tarmac/gravel.
  • The parking area and entrance are lit by motion sensor lights.

Entrances

  • Main courtyard door: two steps up, clearance approx. 800mm.
  • Front door: one step up, clearance approx. 900mm.
  • Once inside, the ground floor has level areas between rooms but with occasional single steps.

Internal Layout

  • Corridors: generally wide (approx. 1.4m in main areas).
  • Stairs: shallow, with handrail on one side. No lift.
  • Bedrooms: all located on the first floor, accessed by stairs.
  • Bathrooms: ensuite or nearby, all with step-in showers or baths (no level-access showers).

Key Rooms

  • Kitchen: one step up from hallway; standard height counters and appliances.
  • Dining Room: level access from hall, two small steps out to patio.
  • Living Rooms: Orangery (one step down), Snug (level), Games Room (level).
  • Swimming Pool: accessed from the kitchen (one step down); 8 steps down into the water, no handrail or hoist.

North Wing (for groups over 12 or by request)

  • Adds 3 more bedrooms, 2 bathrooms, an additional lounge and utility space.
  • Access is via stairs; no lift.

Grounds

  • Large lawns, croquet, tennis court, and informal footgolf course.
  • Formal gardens include water features and ponds — children must be supervised at all times.
  • Patios are level and paved, but steps down to gardens.

Safety & Additional Information

  • All internal doors are fire doors and self-close (can feel heavy).
  • Smoke and carbon monoxide alarms are fitted throughout.
  • Assistance dogs are welcome.
  • Mobile signal can be patchy, though strong Wi-Fi is available.
  • Emergency services: Nearest hospital with A&E is Scarborough Hospital (~3 miles). GP surgery in West Ayton (~2 miles).
  • Evacuation procedures: Guests with mobility needs should discuss any requirements with us in advance so we can plan support.
